BABAK ZENOUZI is a Vice President/Portfolio Manager at Delaware
Investment Advisers and is responsible for the portfolio management of
all REIT and convertible securities. Mr. Zenouzi has been the Director
of Delaware Real Estate Equities since 1993. Over the past three years,
Delaware's REIT performance has been in the top five of both
institutional and retail investment managers. Mr. Zenouzi also manages
The Delaware Dividend and Income Fund and The Delaware Global Dividend
and Income Fund. Both funds are ranked in the top decile of the Lipper
rankings of Closed-End Income Funds for the four year period 1993
through 1997. Specifically, Mr. Zenouzi's responsibilities include:
direct REIT research and portfolio management duties covering a universe
of 200 securities, making REIT recommendations to other portfolio
managers, and marketing of the REIT Portfolio. Prior to joining Delaware
in 1992, he was employed by The Boston Company from 1986 to 1991. At The
Boston Company, he held positions as a Financial Analyst and
Quantitative Analyst in Corporate Finance and The Mutual Funds Group.
Mr. Zenouzi received a Bachelor of Science in Finance/Economics from
Babson College in 1985 and Master of Science in Finance from Boston
College in 1991. He has been quoted in major financial publications and
has frequently appeared on CNBC. He is a member of the National
Association of the Real Estate Investment Trusts (NAREIT), Urban Land
Institute (ULI), Who's Who of money managers, and on the Editorial Board
