TWST: We would like to begin with a brief historical sketch of Cascade and a picture of the things as they are now.
Mr. Newton: Cascade opened in Bend, Oregon, over 25 years ago and has grown to the point of being the market share leader in this market, generating strong growth and returns over the past decade. This is because the economy in Central Oregon has been quite strong, mainly because of in-migration of baby boomers and active retirees. Central Oregon has better weather than most of the Northwest and has an abundance of recreational opportunities that draw quality of life seekers from large metros along the West Coast and increasingly from other parts of the country.

TWST: We hear a great deal about Bend as a magnet destination.
Mr. Newton: It's interesting how you can just walk down the street and run into new people and ask them what drove their decision. It can be anything from fresh water, clean air, space or a smaller community where they are avoiding the traffic. Bend is just an hour plane ride to Seattle, Portland or San Francisco, and yet you are removed from some of the issues that arise in large metropolitan areas.
